Your name or an LLC? Questions to ask first.

The short version: many DSCR loans let you close in an LLC. Talk to your CPA and attorney before you decide.

Why investors use an LLC

Mostly to keep rental property separate from personal assets, to stay organized, or to buy with partners.

What changes for the loan

The loan closes in the LLC’s name, but you’ll usually sign a personal guarantee. Have these ready:

  • Articles of organization
  • Operating agreement
  • EIN letter from the IRS
  • Certificate of good standing

Questions to ask first

  • Your CPA: how will an LLC affect my taxes?
  • Your attorney: how should it be set up, and who should own it?
  • Your insurance agent: does the policy need to be in the LLC’s name?
